What this calculator does
Doors are usually the largest single line in a building budget after the shell and the slab, and they are the line most often carried as a rough guess until the quote arrives.
This prices each type — overhead doors, walk doors, windows — and reports two figures the rest of your takeoff needs: the total opening area, and the total framing perimeter.
The two numbers everything else depends on
area = count × width × height
perimeter = count × 2 × (width + height)
Two 12 × 12 overhead doors, one 3 × 7 walk door and four 4 × 3 windows come to 357 square feet of opening and 172 linear feet of perimeter.
Area goes into the insulation calculator, where it is genuinely deducted — you do not insulate a door.
Perimeter goes into the trim calculator, because every opening is trimmed out, and it drives the framing labour priced per foot.

The deduction trap, once more
Opening area is deducted from insulation and not from panel ordering. It is worth stating plainly because it feels inconsistent and is not:
- Cutting a panel around a door produces offcuts that rarely fit elsewhere. The waste cancels the saving.
- Insulation genuinely stops at the opening. The saving is real.
Deduct in both places and you are short on panels. Deduct in neither and you have paid for insulation you will throw away.
What an overhead door quote frequently leaves out
This is the single most common surprise in a building budget:
- The operator. On a large door the motor, rail and controls can be a substantial fraction of the door price again.
- Tracks and springs, sometimes itemised separately by configuration — standard lift, high lift, vertical lift.
- Electrical. Running power to the operator is an electrician’s line item nobody includes in a door price.
- Jamb material and weatherstripping, which may or may not be in the kit.
- Insulated versus non-insulated. A large uninsulated door will undo a good deal of the envelope work covered by the insulation calculator.

Sizing the opening itself
Two practical points that are not arithmetic:
Leave room to actually use it. A 12-foot door on a shop that will take a truck with mirrors and a trailer is tighter than it sounds, and widening an opening after the building is up is expensive in a way that widening it on paper is not.
Headroom is a design constraint. An overhead door needs clear space above the opening for the track, and it interacts directly with eave height. Deciding door height and eave height together, before the shell is ordered, avoids the common outcome of a door that fits the wall but not its own hardware.
What this does not do
It does not size headers. A wide opening transfers the load above it into the framing either side, and what carries that is an engineering question for your site’s loads and your stamped drawing. That line runs through the whole building section: these tools count and price, they do not design.

- Because two other parts of the takeoff depend on it. Trim is ordered around every opening, and the framing and trim-out labour is priced per linear foot of perimeter. Running this calculator first gives you a figure to carry into the trim calculator rather than guessing at it.
- Should I deduct opening area from my panel order?
- No. The offcuts from cutting panels around a door are rarely reusable, so the material you would save on paper is lost to waste. Deduct opening area from insulation, where the saving is real, and leave the panel order at gross wall area.
- What is usually excluded from an overhead door price?
- More than people expect. Operators, tracks, springs, weatherstripping and any electrical are frequently quoted separately, and a jamb kit may or may not be included. On a large door the operator alone can be a significant fraction of the door price, so confirm the scope of the quote before treating it as final.
- Does a wide opening need a bigger header?
- Yes, and that is engineering rather than a takeoff question. Header sizing over a wide door depends on the span, what sits above it and the loads at your site. It goes on the stamped drawing. This calculator counts and prices openings; it does not size anything carrying load over one.
- How much should I allow for framing and trim-out per foot?
- It depends heavily on the system and whether you are paying a crew. Enter the rate your contractor quoted. If you are self-building, price the jamb material and treat labour as your own time — but do count it somewhere, because framing openings is slower than framing plain wall.
