The most common surprise in planning a room addition is discovering that new square footage costs considerably more per foot than the original house did. People assume home addition cost should be similar or lower, since the land is already owned and the site is already developed.

A house built from scratch follows an efficient sequence on a clean site. Every system is designed once, optimally, with nothing already in the way.

An addition has to:

  • Match an existing foundation in height and type, on soil that was disturbed when the original house was built.

The permit and inspection sequence

That sequence is part of why additions take longer than square footage alone suggests, and it is also protection: it catches structural and safety problems while they are still cheap to fix. Bump-outs: the addition that skips the expensive parts
