How to Measure a Roof for Shingles

Roofing squares are 100 sq ft, but the roof is always bigger than the house. Here is the pitch multiplier, how to measure it safely, and what quotes omit.

Roofing has its own vocabulary and its own trap. The vocabulary is easy: roofing squares are units of 100 square feet of roof surface, and shingles are sold three bundles to the square. The trap is that the roof is always larger than the house underneath it, sometimes dramatically, and ordering off the building footprint is the classic way to run short halfway through a job.

Counting correctly takes one multiplication that most people skip.

The pitch multiplier

A pitched roof plane is the sloped face of a right triangle. Its base is the footprint you can measure from the ground; the surface you have to cover is the hypotenuse. The ratio comes straight from Pythagoras:

multiplier = √(rise² + 12²) ÷ 12

Pitch is expressed as rise over a 12-inch run, so a 6/12 roof rises six inches for every foot of horizontal travel.

A 1,600 square foot footprint at 6/12 is 1,789 square feet of roof — about two extra squares of shingles. At 12/12 the same house needs 2,262 square feet, which is more than six extra squares.

Measuring pitch without getting on the roof

You do not need a ladder against the gutter. From inside the attic:

  1. Hold a level horizontally against the underside of a rafter.
  2. Mark 12 inches along the level from where it touches the rafter.
  3. Measure straight down from that mark to the rafter.

That vertical distance is your rise. A six-inch drop is 6/12.

Most US houses sit between 4/12 and 8/12. Above 8/12 walking the roof needs proper staging; above 10/12 it is specialist work, and it is worth knowing before you get a quote, because steep-roof labour is priced differently.

Getting the footprint right

Measure the building at ground level and add roof overhangs, which are typically 12 to 24 inches on each side and are genuinely easy to forget. On a 40 by 40 foot house, a one-foot overhang all round adds 164 square feet of footprint before the pitch multiplier even touches it.

Break complex roofs into rectangles by plane and total them. Dormers, porches and attached garages are separate planes with potentially different pitches, so measure and multiply each one on its own rather than averaging.

Converting area into roofing squares

Divide the sloped area by 100 to get squares. Architectural shingles come three bundles to the square, so a 20-square roof is 60 bundles — and about 4,000 pounds of material, which is worth knowing before it is delivered onto a driveway.

Waste of 10–15% is normal. Go to the top of that range or beyond when the roof has many valleys, hips or dormers, because each is a run of angled cuts. A plain gable roof is the cheapest shape to cover; a roof with four intersecting planes is the most expensive at the same square footage.

What a shingle count leaves out

The shingles are perhaps half a re-roof. Budget separately for:

  • Drip edge along every eave and rake, in 10-foot lengths.
  • Flashing at every wall, chimney and skylight. Reusing old flashing is a common shortcut and a common source of leaks two winters later.
  • Ice and water shield at eaves and valleys, required by code across most northern states.
  • Ridge vent and ridge caps, priced per linear foot.
  • Nails, with a code-specified count per shingle that rises in high-wind areas.
  • Tear-off and disposal, charged by weight and by the number of layers coming off.

Most jurisdictions permit at most two layers of shingles before requiring a full tear-off, and some permit only one. That single fact can change a quote by thousands, so confirm it with your building department rather than with a contractor who benefits from the answer.

Comparing quotes properly

Ask for a price per square with tear-off, disposal and flashing itemised. Two bundled prices are impossible to compare, because the assumptions buried inside them differ. Ask how many layers are being removed, and whether the quote assumes any deck replacement — rotten sheathing found under the old shingles is the classic mid-job change order, and you want the per-sheet price agreed in advance rather than negotiated from a position of weakness.

Do the attic while you are up there

If the roof is coming off, that is the cheapest moment to deal with what sits below it. The insulation calculator sizes an attic top-up, which is usually the best-value efficiency spend in an older US house, and doing it while access is already open avoids paying for that access twice.
