Shed Cost, Broken Down Line by Line
Shed cost swings from a few thousand to well over ten for the same footprint. The shell rate per square foot explains most of the difference.
Search for what a 10 by 12 shed costs and the answers range from about three thousand dollars to well past ten. Both are true. Shed cost covers everything from a flat-pack resin kit assembled in an afternoon to a framed, sided outbuilding with real windows on a concrete slab.
Breaking it into line items is the only way to get a number that means anything for your specific project.
Shed cost, line by line
shell cost = floor area × shell rate per sq ft
floor cost = floor area × floor framing rate
total = shell + floor + foundation + doors/windows + delivery + permit
A 10 by 12 shed is 120 square feet. At a $35 per square foot shell rate that is $4,200 before the floor, foundation or anything else.

The shell rate does most of the work
The shell rate — framing, siding, roofing and trim — is where nearly all the variation between a cheap shed and an expensive one lives.
A basic vinyl or resin kit shell can run under $20 per square foot. A wood-framed shed with real lap siding, architectural shingles and trim detailing commonly runs $35 to $60 or more depending on materials and region.
That single number explains most of the spread you see quoted online. Get an actual kit price or contractor quote for the specific shed you want rather than working from a national average that describes neither end of the range.
Foundation is not optional, and it is often forgotten
A shed foundation keeps the structure off wet ground, keeps it level over time, and in many places is a permitting requirement above a certain size.
Three common approaches:
- Gravel pad — the usual budget option, and genuinely adequate for most small unpowered sheds. Drains well, cheap, easy to build.
- Pressure-treated skids on gravel — allows a shed to be moved later, common for prefab deliveries.
- Concrete slab — sturdiest, required by some codes once electrical service enters the structure, and the right choice for anything used as a workshop with heavy equipment.

Permits, briefly and practically
Requirements vary by jurisdiction. Many places exempt small sheds below a threshold — often somewhere around 100 to 200 square feet — and require a permit above it. Some require one regardless of size once electrical or plumbing is involved.
This is genuinely worth a phone call to your local building department before building rather than after. An unpermitted structure over the local threshold can surface as a problem at resale when records do not match what is standing in the yard. Kit versus custom build
Kits are more predictable in total cost and faster to erect, since materials arrive pre-cut and pre-engineered. Cost overruns are rarer because the material list is fixed.
Custom construction gives control over size, materials and finish, and is the only route if the shed needs to match the house architecturally or serve as a genuine workshop. When a shed is the wrong answer
Two situations where the shed cost calculation leads somewhere else.

Size the shed for what goes in it, then add a third
The most common regret in shed buying is not price. It is buying too small.
Sheds fill faster than people expect, because the things that go in them — mowers, bikes, ladders, garden tools, seasonal decorations — are awkwardly shaped and cannot be stacked densely. A shed that exactly fits a current inventory has no room to work in, and access matters as much as capacity: a shed you have to empty to reach anything is a box, not storage.
The rule of thumb worth applying is sizing for current contents plus roughly a third, and checking that a clear path exists to the back.
Going up a size at the point of purchase is far cheaper per square foot than buying a second shed later, since foundation, delivery and doors are largely fixed costs that do not scale with footprint.
Doors, windows and where the shed faces
Door width is the specification people regret most. A standard single door will not pass a riding mower, a wheelbarrow or a workbench, and widening one afterwards is real carpentry rather than an adjustment.
Double doors or a wide single door cost modestly more and determine what the shed can actually hold. If a mower lives in it, measure the mower first.
Windows are worth the small cost for any shed used as a workspace rather than pure storage — working by torchlight gets old quickly, and running power is a separate expense. Ventilation matters more than most people expect too: an unventilated shed in summer sun becomes hot enough to damage stored paint, adhesives and anything with a battery.
Orientation is free at planning time. Doors facing the route you actually approach from, and away from prevailing weather, costs nothing to decide and is permanent once the slab is poured.
What the calculator does not include
Site grading beyond a basic delivery allowance, landscaping around the finished shed, and electrical service if you are running power to it — which is its own trenching-and-wiring cost best quoted by an electrician rather than estimated.
Add those separately rather than assuming a shell price covers them.
