Post-frame (wood) is cheapest to build, but Red iron (structural steel) costs less per year once service life and upkeep are counted. Which one is "cheaper" depends entirely on how long you intend to keep the building.

What this calculator does

The three ways to frame a building each have advocates who will tell you theirs is obviously correct. They are usually arguing about different things — one about the cheque you write this year, another about the building in thirty years’ time.

This puts all three on the same footprint with your quoted rates and separates those two questions: what it costs to build, and what it costs to own.

The three systems, briefly

Post-frame (wood). Laminated columns at wide spacing, girts and purlins between. Usually the cheapest and fastest to put up, and genuinely capable — modern post-frame is well engineered and nothing like the pole barn stereotype. It is still wood, with wood’s exposure to moisture, insects and ground contact.

Cold-formed steel. Sheet steel roll-formed into C and Z sections. Light, consistent, dimensionally stable, screwed rather than welded, and easy to ship. Spans less than red iron, so a wide building wants more support points.

Red iron. Hot-rolled I-beams in rigid frames. The clear-span option: if you need 60 feet of open floor with nothing in the middle, this is the answer. Heaviest, most expensive, needs a crane and a real foundation, and lasts.

Upfront cost is the easy question

Multiply the footprint by shell rate plus labour rate. On most quotes the ordering is post-frame cheapest, then cold-formed, then red iron — and the gap between the ends can be a third or more of the shell cost.

If that were the whole story, the answer would always be post-frame. It is not, for two reasons the calculator makes explicit.

Service life and upkeep flip the ranking

A building that costs 30% more and lasts 75% longer is cheaper per year. The annualised column does that arithmetic:

annualised = upfront ÷ service life + annual upkeep

When the cheapest-to-build option is not the cheapest-to-own, the calculator says so directly, because that divergence is the entire reason to run the comparison rather than just take the low quote.

Two honest caveats on this. Service life estimates are soft — in practice what fails first is usually the roof, the fasteners or the foundation, not the frame, so the difference between systems is narrower than vendors imply. And upkeep depends on climate far more than on material: a coastal building and an inland one age very differently regardless of what they are framed with.

What the numbers cannot decide

Cost is one input among several, and the others are frequently decisive:

  • Clear span. If the use demands an unobstructed floor, red iron may be the only option that works, and the comparison is moot.
  • Local trades. In much of rural America, post-frame crews are plentiful and red iron erectors are not. An excellent price you cannot get built is not a price.
  • Code and permitting. Requirements vary by jurisdiction, and some designs clear review much faster than others.
  • What you will do with it. Hanging a crane, adding a mezzanine, or insulating to a habitable standard all push toward steel, sometimes decisively.

What actually is red iron?
Hot-rolled structural steel — I-beams and columns, welded and bolted into rigid frames, the same family of material used in commercial construction. It is called red iron for the oxide primer it usually ships in. It spans further without interior columns than the alternatives and costs more per square foot to buy and erect.
How is cold-formed steel different?
Cold-formed steel is sheet steel roll-formed into C and Z sections at room temperature, rather than hot-rolled into beams. It is much lighter, ships and handles more easily, and is often assembled with screws rather than welding. The trade-off is span — cold-formed framing generally needs more frequent supports across a wide building.
Is post-frame just a pole barn?
Effectively yes, though the modern version is considerably more engineered than the name suggests. Laminated columns are set in or on the ground at wide spacing, with girts and purlins spanning between. It is usually the cheapest of the three to build and the fastest, and it remains a wood structure with wood's maintenance profile.
Which one lasts longest?
Red iron generally, with cold-formed close behind, and post-frame shortest — but the gap is smaller than the marketing suggests, because in all three cases what fails first is usually the envelope, the fasteners or the foundation rather than the frame. Service life is the single assumption that most changes this calculator's answer, which is why it is an input rather than a constant.
Does this tell me which to choose?
No, and be suspicious of anything that claims to. It shows what your own numbers imply about cost. Span requirements, local code, contractor availability, resale expectations and what you actually want to put in the building matter at least as much, and none of those are arithmetic.
